Can I buy a rural Idaho property with HECM for Purchase?

Usually, yes. The home must be your primary residence and meet FHA property standards. Well and septic systems are common in Idaho and typically aren't disqualifying — the FHA appraiser looks at condition and safety, not acreage. Very large parcels or working farms can get more complicated, so ask before you fall in love with a property.

Does Idaho have property tax relief for seniors?

Yes. Idaho's Property Tax Reduction program (often called the circuit breaker) can reduce property taxes by $250 to $1,500 for qualifying homeowners 65 and older with 2025 income of $39,130 or less after medical expense deductions. You apply with your county assessor between January 1 and April 15 each year.

Is HomeSafe Second available in Idaho?
